This Cancellation & Refund Policy explains how cancellations and refunds work for hotel reservations booked through the website https://treeohotel.com (the “Platform”), operated by JASWINDER SINGH, Proprietor of TREEO HOTELS AND TRAVELS INC., a sole proprietorship which operates the Treeo Hotels booking platform (“Treeo Hotels”, “we”, “us”, “our”).

Treeo Hotels is a booking platform that lists independent properties. Each property sets its own cancellation and refund terms. The specific policy that applies to your reservation is shown to you on the booking page before payment and again in your booking confirmation. Where a property’s stated policy differs from the general terms below, the property’s policy for your specific booking prevails.

1. Property-specific cancellation terms

Because policies vary by property and rate plan, the terms applicable to a booking may include, for example:

Non-refundable — the booking cannot be cancelled for a refund once confirmed.
Free cancellation until a cut-off — e.g. cancellation permitted up to 24 hours (or another stated period) before the check-in date/time for a full or partial refund; cancellations after the cut-off are not refundable.
Partial refund — a fixed amount or the first night’s charge may be retained.

The exact terms — including the cancellation cut-off and refundable amount — are displayed at the time of booking and in your confirmation email. Please review them before completing payment.

2. How to cancel

Use the “View / Manage Booking” link in your booking confirmation email to view and, where permitted by the property’s policy, cancel your reservation; or
Contact the property directly, or contact us using the details below, and we will assist you.

The applicable refund is determined by the property’s policy and the time of your cancellation request relative to the check-in date.

3. Refund processing

Approved refunds are issued to the original payment method used for the booking.
Once a refund is approved, it is typically processed within 5–7 business days. The time for the amount to reflect in your account depends on your bank or payment provider.
Any payment-gateway or bank fees, and any non-refundable taxes or charges stated at booking, may be deducted from the refund where applicable.

4. No-show and early departure

Failure to arrive (no-show) or departing earlier than the booked dates is handled per the applicable property’s policy and is generally non-refundable unless that policy states otherwise.

5. Modifications

Requests to change dates, room type, or guest details are subject to availability and the property’s policy, and may involve a rate difference.
